LPS Asset Management Solutions, Inc., has been hired by the Lender/Owner to manage a property in this HOA until it is sold to a new buyer. We are required by law to obtain a tax identification number when making a reportable payment to you.
Please submit a completed 2011 W-9 form including reference number 585840 in your correspondence. The W-9 can be returned via email to ams-vendorsetup@lpsvcs.com being sure to include #SECURE in the subject line to ensure the W9 is received securely, or faxed to 720-566-8791.
Failure to provide this information could result in a tax withholding of up to 30%, applicable state withholding and penalties. Please note that the W9 Form does state that all entities must provide their TIN number, regardless of if you file a tax return. For your reference, we have noted the W-9 verbiage below.

You must provide your TIN whether or not you are required to file a tax return. Under section 3406, payers must generally withhold a percentage of taxable interest, dividend, and certain other payments to a payee who does not give a TIN to the payer. Certain penalties may also apply for providing false or fraudulent information.”
